Who is responsible for the landscaping in my front yard?

At Townhomes of Addison the HOA provides irrigation, trimming and replacement of landscaping in front and side yards. When landscaping dies or outgrows its space it is the responsibility of the HOA to replace the landscaping. If an owner would like to request any landscaping changes in their front/side yard they can do so by submitting an architectural change request form and receiving approval from the Architectural Control Committee, (ACC). If approved, the HOA will replace the landscaping that has been approved with the ACC request.

Who do I contact if I would like to make a change to my property?

If an owner would like to make any type of change to the exterior of their townhome and or front yard they need to do so by submitting an architectural change request form and receiving approval from the Architectural Control Committee, (ACC). No such request or approval is needed for back yard changes as long as the change is not visible to surrounding owners.

How do I find out what items the HOA maintains and which items the owner maintains?

The easiest way to navigate repair, replace and maintenance obligations from the governing documents is by review of the Maintenance Policy which can be found at https://townhomesofaddison.com/governing-documents/. Please make note that you need to be a registered user and logged into this site to gain access to our governing documents.

Does the HOA repair exterior stucco damage?

The HOA maintains, repairs and paints the exteriors when needed.  The HOA does clean/paint the exterior of the townhomes per a scheduled maintenance cycle (i.e. roughly every ten years).

Where can my guests park?

Townhomes of Addison has a number of guest parking spots available for the convenience of guests. However, the best location for guests to park is in the driveway of the home they are visiting. VERY IMPORTANT: Be sure to alert your guests not to park in the La Mirada Condominium guest parking – La Mirada is very strict and have posted signs indicating that violators will be towed.

What can I recycle?

Mixed paper, plastics, aluminum & cans, flattened cardboard and glass. See a complete list at Addison’s web site.

Quick Tips

  • Dump out any food waste from containers and then give them a quick rinse. Containers don’t have to be perfectly clean, don’t worry.
  • Bottle tops are ok. It’s ok to leave them on.
  • Go to erecycler.net to learn how and where to recycle your old electronics. Included are computers, cell phones, printers, batteries and much more.
  • HHW or Household Hazardous Waste is any leftover waste or material labeled toxic, poison, combustible, corrosive or flammable and cannot be thrown out or recycled. Examples include: rechargeable batteries, paint and home repair products, automotive fluids, light bulbs, lawn and garden chemicals and chemicals used for household cleaning.
  • Single-family home residents can contact (972) 450-2871 for pick-up of HHW.

Where, on the roof, are satellite dishes permitted?

All townhomes have a dish/satellite mount installed on the the roof, this is where the dish should be installed.

If you would like to install your satellite dish somewhere on the roof other than the installed mount you may propose to do so by submitting an architectural change request form and upon receiving approval you may proceed with the installation. Please be advised that it is the responsibility of the owner to remove the satellite dish when not in use and repair any roof damage caused by the satellite dish.

What insurance coverage does our HOA provide owners?

At Townhomes of Addison the HOA provides various insurance policies. Some of the insurance details are private and therefore can only accessible to homeowners. Any homeowner who is registered on the site can view these details on the Homeowners Resources page.

Who is responsible for cleaning gutters and down spouts?

The HOA cleans gutters and downspouts. Typically this occurs annually.

Who can I contact with any HOA related questions?

Does the HOA cover my roof?

Who maintains the wood fences?

The HOA owns the wood fences throughout our community. The HOA cleans, stains and replaces the fences on a regular maintenance cycle. When needed the HOA makes repairs and replaces the wood fences.
